Do some research into different budgets before deciding what's right for you. Consider the financial implications of various renovation choices such as whether the new room will generate more value than what it costs and how long it will take to recoup the cost from increased rent or selling price. Basements add much needed living space to anyone’s home. It’s a common goal for most homeowners to complete, or a project they have consistently laying on a backburner. Let’s not forget that it adds extra value and appeal to any home. Whether you’re looking to create an income space for a tenant, an area for entertaining, or a space for guests, or even a playroom for your kids, it can overwhelming to know where to begin and how to tackle this large project. Here are some do’s and don’ts when it comes to basement renovations. DO: DECIDE ON ITS PURPOSE By choosing your basements sole purpose it is much easier then to create and plan the space to meet its needs. Maybe you currently use the space for storage, a home office, kids playroom, or solely laundry, or some combination of all, you want your new functional design to enhance the current space than take away from it. With this in mind, you now can start envisioning some of the needs structurally of the space. Some things to consider: 1) Adding extra walls to enhance privacy for instance if using the space for in-laws, you may need more walls installed for that extra needed space for privacy 2) Keep your current plumbing plan in place whenever possible to cut down on cost if considering adding an additional washroom 3) Decide on building a closet around water heaters, in the chance of leaks to keep original flooring, meanwhile keeping it out of plain site 4) Maybe you want a cold storage room to keep homemade preserves you make, or want an added sauna for after workouts. These items can be incorporated into some current basement plans, again using their original spaces can help cut costs DON’T: THINK IT’S AN EASY DIY PROJECT Basements are a construction project. Although it may seem like something you can tackle yourself with some YouTube videos on the weekend on your days off, there is a lot more involved than a regular do-it-yourselfer can do when it comes to building out the space. An experienced basement contractor can help you avoid common missteps that most people don’t think of. You need to consider your current foundation and whether or not any shoring work needs to be done, whether the structural framing is up to code, and in the instance of having anopen concept, load bearing walls are structurally sound. These are part of the expertise that only contractors can bring to a project. They can also help you know the moisture levels in space and provide suggestions in preventing future moisture damage. Believe it or not, any inhome project such as basements needs to be built to legal codes and abide by zoning regulations, again contractors will know exactly what can and can’t be done. DO: CONSIDER AN OPEN CONCEPT Most basements follow an open concept design. Open floor plans offer a wide variety of benefits which is why so many people prefer them. When you have an open floor plan, it's easy to feel like you're part of the action at all times. They offer flexibility for multiple functions in one space, and with basements usually being a space needed for a multitude of uses- it’s the perfect design. Also, they are incredibly versatile and affordable since you’re not focusing on building walls to break apart the space which can be costly. When it comes to open concepts it is important to group out the space. Maybe you want a bar area with a TV, but also in need of a play space for your kids, and you also want an at home gym. Choose lighting fixtures to define the areas of the space while using rugs or different flooring to accentuate each group. This helps visually separate these areas and the space without added walls. DON’T: SKIMP OUT ON THE DETAILS Approach designing and decorating your finished basement as you would the rest of your home. Paying attention to details such as light fixtures, artwork, throw pillows, blankets and crown molding will give your basement a truly finished look. When it comes to furniture, look to invest in new pieces rather than mix-matched hand me downs from family members. You want something that is aesthetically pleasing. Consider using one cohesive colour scheme to run through every part of the room to help unify the space. Make sure to finish the entire space for one clean look. If budget is a concern, then consider keeping some areas unfinished for storage of seasonal items, holiday decorations, luggage, and other goods you don’t use consistently. Make this space an expression of yourself! The basement is an area of the house where you can really have fun. Let your imagination go and create a space you and your family will enjoy for years to come.
